Why Loft BOX

Specialists cost less to get right than generalists cost to get wrong

A general builder fits a loft between other jobs. We do nothing else — which is how we can put a fixed price on it, finish in weeks and stand behind the structure for ten years.

  • Fixed price, itemised, in writingYou see what's included and what's optional before you sign. No creeping extras.
  • Our own surveyors, not commission salespeopleThe person who visits measures up and answers questions. They don't close deals in your kitchen.
  • Building Regulations built inStructural engineer's design, Building Control inspections and completion certificate — we manage it all for you; only the Building Control fee itself is separate.
  • A 10-year structural guaranteeSteels, floor structure and dormer frame, covered in writing from practical completion.

Good questions

The things people ask before they price their loft

Our standard conversions start from £25,000 + VAT. The price moves with the type of conversion, whether you add a bathroom, and the finish you want. The quickest way to get a real figure for your home is the 60-second price calculator — it gives you a number before anyone calls you, and we confirm it in writing after a free survey.
Yes. After the free survey you get a written, itemised fixed price for the agreed specification. It does not move once it is signed. The only things that change it are changes you ask for.
Most can. The main thing we check is head height: we need a minimum of 2.25m from the top of the ceiling joists to the underside of the ridge beam. If you are not sure, the free survey settles it, and in many cases a lower loft can be made to work with some structural adjustment.
In most cases we complete a loft conversion in weeks rather than months. We have over 20 years of experience and a team that only does lofts, so the process is tight: fewer delays, fewer mistakes and less disruption for you.
Usually not. Most loft conversions fall under permitted development — up to 40 cubic metres for terraced houses and 50 for semis and detached homes — as long as they stay within the height and volume limits. You will need to apply if your home is listed, in a conservation area or covered by an Article 4 direction, or if you want a front dormer or a very different roof shape. If permission is needed we guide you through it.
A well-designed loft conversion — especially an extra bedroom with a bathroom — can add up to 20% to a property's value. It is one of the most cost-effective ways to gain space without moving.
