What it could add to your home
Roughly what is your home worth today?
Based on the widely cited figure that a loft conversion adding a bedroom and bathroom can add up to 20% to a home's value. A guide, not a valuation — your local market decides the real number.
What happens at the survey
- We measure head height (we need 2.25m) and confirm it's viable
- We walk you through layouts and where the stair lands
- You get a fixed written price, usually the same day
- You decide in your own time. We don't chase.

What the standard price includes
- Structural steelwork — Installed to your structural engineer's calculations
- New floor structure — Timber joists, acoustic insulation and 18mm chipboard flooring
- Roofing made good — Existing roof opened up and re-tiled around the new windows; dormer conversions get a timber-frame dormer with your choice of hanging tiles, render or uPVC cladding, a flat roof, fascias and guttering
- Insulation and plasterboard — To current Building Regulations, with a 3mm multi-finish skim
- Windows — Centre-pivot roof windows, double-glazed; dormer conversions also get a uPVC casement window in the dormer
- New staircase — Closed-string pine stair with newels, handrail and spindles matched to yours
- Fire door and compliance — 30-minute fire-rated door to the loft room
- Electrics — Dedicated consumer unit fitted next to your existing one
- Scaffolding — Front and rear elevations, for the whole build
- 10-year structural guarantee

- Party wall surveyor, if a neighbour's wall is involved
